The definitions and deterministic rules behind the dashboards, historical tables, JSON resources, and aggregate research CSV.

Publication model

Schema 2.0.0, one canonical refresh.

The protected 18-year historical feed and current feed are merged by Listing ID before any geography is assigned. When an ID appears in both, the current feed wins and the historical copy is discarded, whether the rows are identical or conflict.

Geography comes only from the canonical APN map. MLS neighborhood labels cannot override that mapping. Unmapped APNs are excluded from geography aggregates and recorded in internal refresh diagnostics; no raw listing records are published.

Dashboard snapshots, public JSON, geography shards, and CSV are regenerated in the same validated publication unit. A failure in generation or parity validation prevents the refresh commit.

A new Listing ID does not automatically reset market exposure. DAM remains record-level information, while CDAM governs continuing exposure cycles. CRMLS resets CDAM after 31 days off market; the site consumes that supplied duration without reconstructing the reset. Current inventory is reconciled to the current Matrix feed; status-transition fields supplement dated MLS events without fabricating values where the source leaves them blank.

Frequency semantics

Distinct observations stay distinct.

Daily series cover the current six-month window. Weekly series cover twelve months at seven-day intervals. Monthly series provide the full available history at month end, plus the current snapshot date.

New-listing counts use exposure-cycle starts rather than every replacement Listing ID. Calendar-day, rolling-seven-day, and calendar-month periods apply respectively. Other metrics retain their documented active-state or rolling-window definitions and are sampled at each frequency.

Current Median Days On Market is the property-deduplicated median CRMLS cumulative market exposure of qualifying active properties. The historical sold-home series uses that same cumulative duration for its trailing 90-day median and average, deduplicated by exposure cycle and suppressed when fewer than three qualifying sales are available. A valid DAM value is retained only when a source-era observation genuinely lacks CDAM.

Missing values and currency

Null is not zero.

A JSON null or blank CSV value means the metric was unavailable or had no qualifying sample. Zero means a measured zero. An absent date was not sampled.

Canonical price observations use U.S. dollars. Bitcoin conversions remain a dashboard presentation feature and are not duplicated as canonical historical series.

Patch versions clarify compatible metadata, minor versions add backward-compatible fields, and major versions may change identifiers or semantics. Existing field meanings are not silently repurposed.

Current value: median MLS cumulative days on market (CDAM) for qualifying properties active now. Historical series: trailing 90-day median CDAM for deduplicated sold exposure cycles, published only with at least three qualifying sales. Unit: days.

Homes sold

Closed sales during the rolling 30 days ending on the observation date. Unit: count.

Median sold price

Median close price for sales during the rolling 90 days ending on the observation date. Unit: USD.

Median price per square foot

Median close-price-per-square-foot for qualifying sales during the rolling 90 days ending on the observation date. Unit: USD_per_sqft.

Escrow fallout rate

Fallout outcomes divided by resolved escrow outcomes during the rolling 90 days ending on the observation date. Unit: ratio.

Sale-to-list price ratio

Median close price divided by original list price for qualifying sales during the rolling 90 days ending on the observation date. Unit: ratio.
